Canceling escrow

I called Wells Fargo to cancel my escrow for taxes and insurance today and it turns out it’s not allow until an 80% LTV, either.

I’m beginning to think I should throw a party when I hit that mark next week…

I received the official notification of the requirements to cancel escrow from Wells Fargo Home Mortgage today:

No 30-day late payments in last 12 months; loan is paid current with no past due payments owed
Escrow balance not negative
No Lender Placed Insurance on loan
80% LTV (90% in California)
Anyone know what "Lender Placed Insurance" is?
